Most violations are typically found on mortgages and/or appraisals during the sub-prime problem years (2003 to 2008). In the event serious violations are not found, most likely your best option would be to short-sale the property.

Upon completion of the analysis with violations, you will be provided with a list of attorneys who specialize in this very specific type of real estate and contract law. It is a specialty and collectively they have a very high success rate. Your results may vary based upon the findings in your report and the skill of your attorney. Each attorney will charge their own fee, usually in billable hours. You would be wise to contact more than one attorney on the list to find one with whom you feel would best represent you and find the best one that you can afford.

You will be asked to sign a Confidentiality and Non-Disclosure agreement to get started. Once you call us at 813-354-4733, we will email or mail you this agreement, which can be either faxed back to us at 813-435-2447 or scanned and emailed to us at LaurieZoock@gmail.com.

We will then email or mail to you the Starting Package to fill out. You will need to scan your original closing documents including the mortgage AND the appraisal into an email or onto a CD, or make a hard copy of these documents. DO include any additional correspondence from your Lender (including Late Payment notices, loan modification requests, etc. and a summary of your situation.) Do NOT send originals as they will be shredded upon completion of the examination. Typical turn-around time is seven days from when the examination information is received and payment clears.

Currently there are over a million Lender-owned homes NOT yet on the market. When they are released onto the market and the Multiple Listing Service, home values will continue to decline.
