My supervisor and I specialize in short-sale appraisals.

Are you looking to execute a short sale? Do you have a short sale listing? Well if you are in either situation, you know that somewhere in the chain of events, a value will have to be determined on the subject property. Why let a third-party person determine value through a BPO? That person usually doesn't go into the property and is paid very little. They usually take an exterior picture and quickly puts something together to determine value.

I appraise in the surrounding 6 counties: Hills, Pasco, Pin, Polk, Hernando and Manatee. With a standard appraisal, I have a 24-48 hour turn around time from the time of inspection. My supervisor is FHA certified, I charge $350 for an FHA appraisal, and $325 for conventional. I also appraise pre-construction homes and manufactured homes.

A Proper Short Sale Appraisal will include:

  • Documentation of any repairs needed and do an estimate cost to cure on repairs.
  • A list of active competitive listing and current market synopsis of number of listings in the market area.
  • A market analysis of market trend.
  • Information obtained by listening to the Listing Agent's analysis of the subject property.

In this difficult transaction you need to supply the Loss Mitigator with all the information necessary to make a sound decision. A short sale appraisal gives the Loss Mitigator a complete picture of the market and recommended value of the subject property. Take control of the important process of determining value of your Short Sale Listings. This will determine if your listing Sells or Not. A Short Sale Appraisal saves time. Since it is a full appraisal that the Lender can use. This eliminates the need and time to order a BPO.
