Do you have a short sale listing? Well if you are in either situation, you know that somewhere in the chain of events, a value will have to be determined on the subject property. Why let a third-party person determine value through a BPO? That person usually doesn't go into the property and is paid very little. They usually take an exterior picture and quickly puts something together to determine value. I appraise in the surrounding 6 counties: Hills, Pasco, Pin, Polk, Hernando and Manatee. With a standard appraisal, I have a 24-48 hour turn around time from the time of inspection. My supervisor is FHA certified, I charge $350 for an FHA appraisal, and $325 for conventional.
