A little-known report can help homeowners get a balance reduction settlement with their lender to fair market value on their home.

Credit Advocate Services, Inc of Tampa, Florida announces a new service offered and available to homeowners in the United States that can help them leverage the playing field with their mortgage lender. A forensic loan audit report is a detailed report of a homeowner's mortgage, which analyzes over 300 U.S. laws by searching for violations in the mortgage closing papers. This detailed report is prepared by an expert armed at giving a homeowner's attorney or negotiator ammunition when one or more violations are found.

"Many homeowners don't realize they have options when it comes to their situation," says Zoock, President of Credit Advocate Services, Inc. "In the last few years many lenders pushed through loans at an expedited rate without compliance of the laws on their end. As a result, about seventy percent or more of the loans that were pushed through have major errors. Most consumers are clueless and just give up and go into default on the house or do a short sale and accept a deficiency that the lender wants them to pay back. This report, when utilized by a homeowner's attorney or professional negotiator is to aim for a settlement which may include a balance reduction on the principal amount for fair market value of the home right now, and a fixed rate instead of a skyrocketing balloon or variable rate, and can help homeowners stay in their homes instead of declaring bankruptcy or losing their home. In my opinion, it is a win-win option for all sides. This report also can also be utilized against a lender for homeowners who are current on their mortgages but their house has lost its value, or for negotiating short-sales into regular sales with no deficiency. A homeowner's results may vary depending upon the negotiation skill level of the attorney or other professional negotiator."

Credit Advocate Services, Inc provides the report for a fee, and will refund the client one hundred percent of the report fee if no violation is found, which is unheard of in the industry. The auditor will also appear as an expert witness on his report in court in Hillsborough, Pinellas and Pasco County for free if a foreclosure actually gets to the courtroom.

"It's time for homeowners to become educated about their options," says Zoock. "If you are going into battle, you need the appropriate weapons to counterattack."
